Working in tandem with the owner and with clear understanding of the need to protect the sensitive areas, NALT will fine-tune the Reserved Rights and develop a “Concept Plan” that is focused on meeting the owner’s proposed uses such as future home sites (“Building Zones”) while protecting the environmentally sensitive and important areas. This process allows the landowner to participate in the planning process and provide their valuable insights into the property. NALT’s staff will prepare the Concept Plan with Building Zones for future house sites that have been identified. This will become part of the Baseline Documentation. You should share this plan with your appraiser to develop the “after” values for charitable contribution. See the example Concept Plan Map below.
